How do I know if my project requires a zoning permit from the Town of Archer Lodge?

Any development or change to the use of a property within Town limits requires zoning approval by the Town of Archer Lodge. This includes (but not limited to): fences, accessory structures, pools, driveways, sheds, subdivisions, Manufactured home replacement, and structural additions.

How do I determine whether my property is located within Town limits?

You can use the Johnston County GIS webapp to locate your property to determine which municipality it falls under. You can also contact the Planning office to confirm location.

What am I allowed to do on my property?

You would first want to determine which zoning district your property is in, and then go that respective section of the Unified Development Ordinance to determine the guidelines and restrictions of that district. You can also contact the Planning office to help answer questions more detailed and specific.

How do I report a potential violation of the Code of Ordinances?

You may use the Complaint Investigation request form on the Town website or contact the Planning office to report potential violations. All reports are confidential and investigated on behalf of the Town of Archer Lodge.

How much does a Zoning Permit cost?

The current Fee Schedule for the fiscal year will determine the cost of a permit, in addition to project type and scope considerations. You can also contact the Planning office to help answer any questions.

How long is the review process for Zoning Permits?

For common zoning approval submissions, the review period is 1-2 weeks after a completed application is received. More complex projects, such as subdivisions and commercial buildings, may require a more extensive time period to approval.

How can I apply for a Zoning Permit?

You can either drop off a copy at Town Hall, main in the application, or submit an application to the Town Planner’s email.

Does the Town keep records of Zoning Permits?

The Town maintains records of all approved Zoning Permits. You may request a copy at Town Hall or by contacting the Town Planner.

Who is responsible for obtaining a Zoning Permit?

It is the joint responsibility of the owner, professional, and contractor.

Can a contractor submit a Zoning Permit on behalf of the owner?

Yes, but the Owner Authorization page on the Zoning Application must be completed by both the Owner and Contractor.
