The Planning Board meets on the third Wednesday of every other month at 6:30 p.m. unless otherwise advised, in the Jeffrey D. Barnes Council Chambers located at 14094 Buffalo Road, Archer Lodge, NC 27527.

The Planning Board functions as an Advisory Board to the Archer Lodge Town Council for all change requests in the zoning laws, and ordinances of the Town of Archer Lodge. A subdivision request is pursuant to the Subdivision Ordinance, and the Planning Board is empowered to make a recommendation to the Town Council, or other governmental agencies consistent with the Planning Board's charged obligation to provide for proper planning for the future growth of the Town of Archer Lodge, and its environs. Planning Board members are appointed by the Archer Lodge Town Council.

A rezoning is a change in the zoning district designation for a property, which regulates allowable land uses. The rezoning process exists to allow people to apply to the Town Council to change the zoning district designation of their property to another zoning classification. Any property owner in Archer Lodge may request to rezone their property. To request a rezoning contact the Planning and Zoning Staff. You will be advised of the process, the materials required to submit an application, and fees which will be the basis upon which your request will be evaluated. All rezoning's should be in conformity with the Comprehensive Plan.
The purpose of a Preliminary Plat is to establish lot design for a subdivision, establish utility layout and street and intersection design, and to approve minor waivers from the subdivision regulations. This ensures that the final plat design, if final platting is accomplished in phases, is consistent with the overall plan for the area. Outside agency review is included at this stage so that utility and street addresses are addressed early in the development process, and the subdivider can be assured of final approval at the time of construction. Preliminary Plat approval by the Archer Lodge Planning Board does not qualify the plat for recording.
A Preliminary Plat document is used primarily for the development of large agricultural tracts. The term “preliminary” indicates that it is the proposed design of the subdivision and may be subject to change. However, significant changes must be approved through resubmitting a modified Preliminary Plat. Preliminary Plats indicate the proposed Public Infrastructure, including streets, storm sewers, sanitary sewers or septic tank fields, grading, and stormwater detention facilities, generally depicting existing adjacent topography, infrastructure, and show proposed lot configurations. Preliminary Plats are not recorded and are used to allow for a comprehensive review of the proposed development by all affected agencies. These plats are sent for outside review to several agencies and require the approval of the Planning Board.
